How do i pay my monthly assessment
Check payments should be made payable to Oak Ridge Commons HOA, include your account number, and be sent to the following address:

Who is responsible for landscaping
All landscaped beds, flower beds, yard improvements, and vegetable gardens located on the homeowner's property is the responsibility of the homeowner. These areas shall be kept free of weeds and dead crops and maintained in good order.
The association contracts with VetPro Lawn Service to provide landscaping services for the common areas of the community and lawn mowing for the entire community. If you have any questions regarding landscaping and lawn mowing, please contact Esquire Association Management.

What do i have to do if i want to make changes to my home exterior or landscaping
Effective January 1, 2020, please complete the Landscape Request Form or Architectural Request Form and submit to Esquire Association Management for Board approval.
The Declarations of Covenants, Conditions, and Restrictions describe what homeowners may and may not do to residences and lots. Because we all have our own ideas of what looks good and what doesn't, and due to homes being connected, it is important for us to have guidelines that benefit all homeowners and the neighborhood as a whole.
Regular, necessary improvements made to the home such as replacing trim, siding (like-for-like color), roofing (like-for-like color), or painting that keeps within the guidelines and color scheme of your current home do not require approval by the Board. Any changes to the exterior that is not a like-for-like replacement requires Board approval.
All requests will be reviewed and returned as quickly as possible. Please allow at least five (5) business days for turnaround.
Reaffirmed for 2020, the Board does not plan to approve any fence or free standing structure (i.e. shed) requests due to the increased cost of lawn mowing if these were allowed in the community.

I need to replace my roof, what color shingles can i use
In accordance with the governing documents, black, brown, or slate-colored shingles are allowable. As always, the Rules & Regulations state that roof colors should stay within the color scheme of the originally installed roof. Any replacement roofs that are not a like-for-like replacement of your current shingles must be approved by the Board through the Architectural Request Form.

what are the approved paint colors for my home
In 2020, paint colors were updated due to the retirement of Olympic brand paint colors at many local and big box stores. The Association provides a comprehensive overview of acceptable paint colors in the Architectural Standards section of this website.
What are the approved colors for rear decks
There are no standard stain colors for rear decks; however, decks must be stained with a traditional wood color stain and may not be painted. In keeping in compliance with the CCRs, white composite railing and decking is not permitted in the association and will not be approved by the Board. Wood colored composite decking is typically approved.

are christmas and seasonal decorations allowed
Yes. Christmas and other seasonal decorations are permitted. We ask that homeowners wait until after Thanksgiving to install winter holiday decorations. This allows our lawn and landscaping contractor to be unobstructed while performing end of season clean-up of the community.
Can i install a satellite dish
Yes. However, in accordance with the governing document, outside receiving or transmitting antennas or disc type receivers shall be mounted on the rear roof or rear wall of the house, not to exceed the height of the peak of the roof. Such devices should not be visible from the portion of the street located in front of the house.
when is garbage picked up in the community
Manor Township allows for open competition in garbage haulers; therefore garbage collection day depends on which hauler a homeowner chooses to contract with. A list of township approved and licensed haulers is available online at the Manor Township website.
Trash container-related violations is one of the most reported violations in our neighborhood. Homeowners are reminded that in accordance with the governing documents, no garbage cans, trash containers, or recycling containers shall be located in the front or side lawn area before 12:00 PM (Noon) the day prior to collection day, and such containers must be removed by 11:59 PM on the day scheduled for collection. Please be aware of holiday pick-up schedules that may affect your trash pick-up days, including Memorial Day, Fourth of July, Labor Day, Thanksgiving, Christmas, and New Year's Day.

Why isn't snow removal performed by the association
In June 2010, homeowners of Oak Ridge Commons voted to have the responsibility of snow removal removed from the association and become the responsibility of individual homeowners. Please see the Snow Removal Policy for additional information.
Who do I contact with questions regarding the selling of my home

Who do I contact for parking or road concerns
The Association does not have the authority to address parking and road concerns on Oakridge Drive or Acorn Lane, as these are both township roads. Please contact Manor Township police with any issues or concerns on their non-emergency line: (717) 299-5231.
Please note, the Manor Township police regularly monitor our neighborhood for parking violations, to include: parking in front of fire hydrants and parking outside of the lined parking spaces in the Acorn Lane cul-de-sac.
Additionally, parking in front of mailboxes on delivery days between 8am and 5pm is prohibited to allow for daily mail delivery; homeowners and their guests in the neighborhood should avoid parking in front of road-facing mailboxes at any time to allow all homeowners unobstructed access to their mailboxes.
